This Privacy Policy explains how Tabetha Klein, REALTOR® operating as ILM Realty through Coldwell Banker Sea Coast Advantage ("we," "us," or "our"), collects, uses, and protects information you provide when using theilmrealtor.com. By using this site you agree to the practices described here.

Information you provide directly

When you submit a contact form or lead form on this site, we collect:

• Your name
• Email address
• Phone number (optional)
• Message or inquiry details
• TCPA consent timestamp and IP address — only when you provide a phone number and check the consent box authorizing calls and texts

Usage and analytics data

We use Plausible Analytics, a privacy-focused, cookieless analytics platform. Plausible does not use cookies, does not collect personal identifiers, and does not track you across sites. The data it collects (page views, referrers, device types) is aggregated and cannot be tied back to you as an individual. No consent banner is required under GDPR or CCPA for Plausible.

2. How We Use Your Information

We use the information you submit to:

• Respond to your real estate inquiries
• Schedule property showings and consultations
• Send you listing alerts and market updates you request
• Contact you by phone or text if you provided a number and gave consent

Data processors we use

• Follow Up Boss (FUB) — our CRM. Your contact details are pushed to FUB to manage our agent-client relationship. FUB acts as a data processor under our instructions and does not sell your data.
• SendGrid — used to send transactional notification emails to our team when you submit a form. SendGrid does not use your data for marketing.
• Cloudflare — provides spam protection (Turnstile) and CDN services. Turnstile uses no persistent cookies.

We never sell, rent, or trade your personal information to any third party.

3. Cookies & Tracking

This site uses no advertising cookies and no cross-site tracking. Specifically:

• Plausible Analytics — cookieless; no persistent identifiers set.
• Cloudflare Turnstile — uses a short-lived session token only; no persistent cookies are written.
• Authentication cookies — if you log into a client portal, a secure, HTTP-only session cookie is set to maintain your session. It is deleted when you sign out or when it expires.

4. Your Rights

You may request at any time:

• A copy of the personal data we hold about you
• Correction of inaccurate data
• Deletion of your data from our systems and our data processors
• Revocation of any consent you previously granted (including SMS/call consent)

5. Data Retention

We retain contact information for as long as necessary to fulfill the real estate services you requested, or until you ask us to delete it. Lead records are archived after 3 years of inactivity. TCPA consent records are retained for a minimum of 5 years as required by federal regulations.
